As you embark on this journey of making one of the most difficult choices in your living life of purchasing a property for your habitual home, never mind buying a holiday home in a foreign country. Here at Gareth Holt Property Group we have helped many clients a like just achieve that dream they really wanted. In this blog/ article, we aim to address the worries that we are often asked during the purchase process. In Spain, it is true that there is plenty of hurdles too overcome and the paperwork can be somewhat overwhelming, that is why we recommend various third party providers to assist you in this process. Along the way we are here to help you as your estate agents in ensuring the process is completed smoothly, efficiently and the most effective for your peace of mind. At the start of your property purchase you are more than likely baffled by the number of estate agents that are in Spain and more importantly you must think where do I start? Well, the question is to find someone who you can build a good relationship with and you have a good feeling about. Many estate agents will be more than happy to help you and unfortunately some not so much. At Gareth Holt Property Group we will help you every step of the way, from the initial consultation, right through to viewing properties and making that offer on the property. We will introduce you to recommended lawyers, currency brokers, mortgage advisors, bank recommendations and many other services that will help you during your property ownership here in Spain. In addition, we have been acting as a buyers agent to many international clients who have put trust into our company to ensure that we deliver the best service that is possible. It would be wrong for us to say that not everything goes 100% smoothly because there is always delays with obtaining Spanish documents for different parts of the process, but as we always say to our clients, "you have to trust the process". With our extensive background in the legal industry, real estate and customer service, we aim to strive on delivering the best service possible. 

Tax and fees when purchasing a property:When purchasing a property in Spain whether you are a resident or non-resident, you have to consider the tax implications of this. All purchases of property whether it is a fixed property dwelling (house), apartment, garage, land or storage room you will be subject to ITP tax which is an additional 6-10% of the purchase price depending on the region of which you purchase. This is a tax paid to the government for the transfer of property and there is no way of getting around this tax. In addition to the ITP tax, there are other fees to consider including notarial fees (price depending on the price of the property), registration of the property and a gestoria (normally of the notary) to complete the work in registering the property on your behalf. We always advise our clients to allow for anything between 8 and 12% of the purchase price in additional fees and expenses. This is excluding any lawyer fees which are normally set at around 1% of the purchase price with a minimum fee of 1500 euros plus IVA (VAT-21%). We always recommend seeking independent legal advice before signing any contract and paying a deposit. If you are pressured into paying a holding deposit and it is subject to terms and conditions, contact your lawyer. A good estate agent will not allow you to pay your deposit until all documents have been checked and the reservation agreement (Contrato de arras) has been drafted and approved. Please note these above fees are for both residents and non-residents.
